We close at a reputable local title company, Old Republic Title. They ensure that all the necessary paperwork is completed correctly and that the transaction is handled smoothly and securely. They will be in communication with you about anything they will need from, which usually is not much. Once everything is in order, they will schedule with you to either come in to their office or handle the closing remotely if that is more convenient for you. We recommend you go in to close as they can walk you through the documents that you will be signing. Once both parties sign, you will receive your funds and the title company will handle paying property taxes and any liens like your mortgage.
Most sellers do not need any documents to sell their house. This is because the title company gathers what is needed from the county records. If you have an existing loan, the title company will need some information to be able to request a payoff. If there are any specific documents that are required, the title company will let you know.

You can choose your cosing date so that you have as much time as you need to move out. If you are in a situation where you need the funds from the sale of the house, we can work with you to provide a short-term lease back so you have time after you receive proceeds from the sale.
We can close faster than 7 days in most cases. Some situations where we cannot is when there are things out of our control like not being able to get all required heirs to sign or probate situations where approval from the court cannot happen that fast.
