San Antonio, TX is a huge city. With a population of over 1,473,000, San Antonio has its share of wealthy areas. While it is generally accepted which parts of town are most expensive, we could not find where anyone had determined the most expensive street within San Antonio in 2024.

So, we did just that.

Here are the results and how we calculated them.

The Winner For Most Expensive Street in San Antonio in 2024

With an average home value of $4,651,132, Admirals Way wins as the most expensive street in San Antonio, TX.

With only 3 houses constructed on Admirals Way, it's not a big street.

The most expensive house on the street is valued at $5,837,050 in 2024 by the Bexar County Appraisal District. The house is a massive 12,574 square feet and sits on over 3 acres.

Can You Guess Who Lived On The Most Expensive Street?

Anybody that has lived in San Antonio or was a fan of the San Antonio Spurs, will know based on the name of the street alone.

David Robinson

David Robinson was known as 'The Admiral' because he served in the Navy from 1983 to 1987.

David had the magnificent 8 bedroom, 12 bath home built in 1997.

As David has since sold the house, you can find images of the inside and outside of this house here.

The Dominion

Admirals Way is located within the opulent Dominion neighborhood on the northwest side of San Antonio.

This exclusive neighborhood is a country club community on over 1500 acres with gated access with a manned security station.

There are believed to be over 3,000 residents living in The Dominion. Among its many notable past and present residents are:

Most Expensive Street in San Antonio with Over 10 Houses

We could not help but feel like the fact that Admirals Way only has 3 houses made the competition a little tough.

Streets with more houses tend to have a lot more variation in home values that can bring the overall average value down.

This is why decided to include the most expensive street in San Antonio in 2024 with more than 10 houses.

The winner is Elmcourt Street, with 13 houses that give an average home value of $2,824,815.

That's pretty impressive for a larger street in an older neighborhood!

The most expensive house on the street is valued at $4,076,800, is 7,304 square feet and sits on over 1.8 acres.

Terrell Hills

Elmcourt Street is within the neighborhood of Terrell which is actually the City of Terrell Hills.

With roughly 5,000 residents, it's a relatively small city. Even so, this city has a large number of well known citizens. These include Tommy Lee Jones (yeah, he's pretty much lived on every expensive street in San Antonio!).

According to TMZ, Tommy Lee Jones at one point was the 8th biggest water user in San Antonio. Not something people want to be known for.

How We Determined the Most Expensive Street in San Antonio

Most of the available information on the internet list the most expensive cities or even neighborhoods, but are based on houses that have recently sold or were listed on the market.

This method of determining how expensive a city or neighborhood is has a lot of limitations.

First, the houses sold or listed for sale are a very small subset of the houses in the area. This doesn't really give us a good idea of how expensive those area's really are.

Second, these are just broad, mostly subjective valuations of how expensive these residential areas are.

We didn't want to do it this way.

We wanted to take an approach that would consider all of the houses in an area.

County Appraisal Data

San Antonio resides in Bexar County. We went through all of the Bexar County Appraisal Districts data for 2024 to determine which street had the highest average home value. This included hundreds of thousands of records.

This was not easy. We were not going to be able to do this by going line by line through the nearly 20 Gigabyte data file. In fact, we had to write some software to do the work for us. This allowed us to make sure the data did not include non-residential non-single-family houses or vacant lots. Including these properties would skew the average value for each street.

We also chose this route because it allowed us to use what the county most recently valued the homes at for 2024. This is hugely important as it gives a very good and uniform evaluation of all properties considered.
